Presenteert plannen voor komende jaren. (ABM FN-Dow Jones) Unibail-Rodamco-Westfield heeft de outlook voor 2022 herhaald en wil vanaf 2023 weer dividend uitkeren. Dit maakte het vastgoedbedrijf woensdag voorbeurs bekend. Dit betekent dat Unibail voor dit jaar rekent op een aangepaste terugkerende winst per aandeel van 8,20 tot 8,40 euro. Vanaf 2023 wil Unibail weer een duurzaam dividend uitkeren. Na de verkoop van het Amerikaanse vastgoed in 2022 en 2023, zal Unibail vanaf 2024 weer een pure Europese vastgoedspeler zijn, zo meldde het bedrijf woensdag. Dan zal ook de coronacrisis volledig verteerd moeten zijn. Inclusief een herstel van de evenemententak denkt Unibail in 2024 weer een EBITDA te halen vergelijkbaar met die in 2019. "Tegen 2024 zullen we het bedrijf met succes hebben hervormd", zei CEO Jean-Marie Tritant in een toelichting. In 2024 wil Unibail voor 2 miljard euro aan projecten hebben opgeleverd. Die zouden 125 miljoen euro aan huurinkomsten moeten opleveren. Ook wil Unibail de omzet uit advertenties en merken opvoeren naar 75 miljoen euro in 2024 . Hiervoor is een aparte divisie opgetuigd. De investeringen schat Unibail op 23 miljoen euro. De details van de plannen zal de directie van Unibail later vandaag presenteren. voldoende om mee vooruit te kunnen..

Following the completion of its comprehensive deleveraging program, which includes the radical reduction of financial exposure to the US in 2022 and 2023, URW will emerge as a European pure play with a portfolio of high-quality, high-performing assets located in the continent’s wealthiest cities and catchment areas. European retail NRI will represent the vast majority of URW income and is expected to return to pre-COVID levels on a run rate basis in 2023 with full effect in 2024. This, together with the recovery of Convention & Exhibition activity and the delivery of URW’s committed pipeline, will support the return of Group EBITDA for Europe to 2019 levels in 2024. URW will reinstate a sustainable dividend from the fiscal year 2023 in line with the company’s disciplined capital allocation framework. KEY HIGHLIGHTS DELEVERAGING PROGRESS & IMPACT URW’s comprehensive deleveraging program is on track. The Group is positioned to execute the radical reduction in financial exposure to the US over the course of 2022 and 2023, supported by the quality of its US assets, of which 95% are in the A-category9 , as well as the strength of the recovery which is driving occupancy and rental growth for long term leases. In Europe, URW will secure the remaining €1.5 Bn of its €4 Bn disposal programme by the end of 2022. This process combines the full sale of non-core assets as well as the disposal of stakes to institutional investors, where URW will receive asset and property management fees going forward. Once completed, URW’s LTV, is expected to be below or around 40% including the Group’s hybrid bonds.RETURN OF RETAIL NRI & GROUP EBITDA Following completion of the deleveraging process, URW will be a European pure play with a €41 Bn portfolio10 of high-quality and well-located assets. 95% of the Group’s European retail assets are in the A-category9 . These assets generate higher sales intensity for retailers, as well as increased value given the role of the physical store as part of their omnichannel and drive-to-store strategy. Key retailers are increasing their footprint with URW. Between 2019 and 2021, the Group’s top 50 retailers in Europe, who account for 29% of total MGR, increased their GLA by an average of 7% for an average MGR increase of 6%. URW expects tenant sales to return to pre-COVID levels in 2022, occupancy and variable income in the course of 2023, and retail NRI on a run rate basis in 2023, with full effect in 2024. In 2024, the Group forecasts Retail NRI of €1.56 Bn and EBITDA of circa €1.9 Bn for its streamlined European portfolio. The Group’s Convention and Exhibition business is expected to further recover in 2022 and return to normalised levels in 2023, ahead of the 2024 Paris Olympics. Het nieuws wordt blijkbaar positief opgepakt in een negatieve beurs toch mooi groen :-), blijf lekker zitten ga nog niet verkopen

Heb zelfs wat bijgekocht. "denkt Unibail in 2024 weer een EBITDA te halen vergelijkbaar met die in 2019." Terug naar €12.37 winst per aandeel?

2024 inderdaad
Ik had namelijk verwacht dat ze het restant nog uit te keren dividend medio 2023 zouden uitkeren. Maar dat zal dan wel meegenomen worden naar 2024.
interim dividend behoort wel tot de mogelijkheden denk ik. Zou ook wel netjes zijn voor de zittenblijvers
AMSTERDAM - Een schoolvoorbeeld van een totaal mislukte overname, zo mag je de aankoop voor €21 miljard van 33 Amerikaanse Westfield-winkelcentra door Unibail-Rodamco inmiddels wel noemen. Slechts vier jaar na deze miskoop blaast het winkelvastgoedconcern nu definitief de aftocht uit de Verenigde Staten. Unibails winkelcentrum Westfield World Trade Center in New York. Unibail-Rodamco-Westfield, zoals het concern tegenwoordig heet, had al eerder ’radicale’ maatregelen aangekondigd voor de noodlijdende Amerikaanse tak. Woensdag maakte het van oorsprong Frans-Nederlandse bedrijf bekend dat het weer een ’puur-Europese speler’ wordt. De bezittingen in de VS moeten er in 2022 en 2023 uit. De deal met Westfield dateert uit 2018. Toen nam Unibail 33 Amerikaanse en twee Britse winkelcentra over. Hierdoor ontstond een trans-Atlantisch imperium met 102 winkelcentra, met een totale vastgoedwaarde van zo’n €62 miljard. ’Megawinkelcentrum is beste antwoord op online shoppen’ Westfield zou op den duur zelfs de merknaam van veel winkelcentra moeten worden, wat ook gebeurd is met de prestigieuze nieuwe Westfield Mall Of The Netherlands in Leidschendam. In Nederland heeft Unibail ook winkelcentra in Amstelveen, Almere en Zoetermeer. Dat zijn echter (nog) niet het soort winkelcentra waar Unibail zich tegenwoordig op concentreert, namelijk grote winkelcentra die bezoekers ook een middag of avondje uit kunnen bieden, met veel horeca of bijvoorbeeld een bioscoop. Avontuur Als het Amerikaanse avontuur is afgewikkeld, zal de waarde van het totale vastgoedbezit gedaald zijn naar €41 miljard, liet Unibail woensdag weten. Het bedrijf verwacht dat het winkelbezoek en de winstgevendheid in de jaren 2023 en 2024 terugkomt op het niveau van voor corona. De Amerikaanse winkelcentra stelden vanaf het begin teleur. Er waren zelfs suggesties dat het management zo druk was geweest om de overname rond te krijgen, dat de operationele zaken waren verwaarloosd. Sowieso hadden Amerikaanse ketens het zwaar door de opmars van online winkelen en het veranderende winkellandschap. Daar kwam de coronacrisis keihard overheen. Mall of the Netherlands lichtpuntje voor Unibail Ook bleek de schuldenpositie van Unibail door de overname te groot te zijn geworden, zodanig dat een bankroet aan de horizon dreigde. De beurskoers kelderde in de jaren na de overname van circa €210 naar slechts €30. Aandeelhouders dwongen het bestuur tot opstappen, zodat onder de nieuwe topman Jean-Marie Tritant schoon schip gemaakt kon worden. Inmiddels is de koers opgekrabbeld naar bijna €70. Om de financiële balans op orde te krijgen, is Unibail al eerder begonnen om bezittingen te verkopen. Daarmee is inmiddels €2,5 miljard van de beoogde €4 miljard binnengehaald. Als het verkoopprogramma is afgerond, moet de verhouding schulden/bezittingen zijn teruggebracht naar 40%. Analyse: uitverkoop bij winkelvastgoedfonds Unibail „Tegen 2024 zullen we het bedrijf met succes hebben hervormd om een duurzame groei te realiseren”, verklaarde topman Jean-Marie Tritant woensdag.
