Met het posten van dit artikel zeg ik niet dat het in kannen en kruiken zit(volgende 6 maanden blijven spannend...overal, niet alleen voor de UK), maar als zelfs de UK(Post-Brexit icm Covid en met Boris..) verwachtingen naar boven bijstelt, dan zie ik dit idd als positief..

Waarom ben je daar zo zeker van? De voorgestelde oplossing van het Consortium voor de problemen van URW is NU niets doen, wachten tot na 2022 en dan via de verkoop van de US assets de boel in orde brengen. Staat letterlijk in hun plan. URW heeft liquiditeiten genoeg...... 60% van de aandeelhouders waren voor de claimemissie, dus 60% wil NU al een oplossing voor de miserie. Bedenk ook dat de put van 2,69 Mrd in de boeken staat dankzij het oude management. Hoofdzakelijk via afbouwen van goodwill naar verlies. Zo verplicht je iedereen wel NU iets te doen. Het inhouden van het dividend komt m. i. eerder van hen dan van MR. Niel.

Klopt als een bus @mercurius-adept, Gelukkig maar ergens, want ondanks plan tot verkoop/ afbouwen exposure in de US (deels of geheel, que des régionaux ou aussi des Flagship stores) heeft URW er toch 37 in de US en slechts 3 in de UK. Als ik zou moeten kiezen.. ;-). Verder is the UK toch de 5th biggest economy of the world en staat de BOE bekend om redelijk conservatief te zijn. Ik neem een positief signaal van de BOE dan ook serieus. Ik probeer het als volgt te zien(net als mijn levenshouding algemeen, dus niet slechts perceptie als belegger) ; positief nieuws omarmen en niet om negatief nieuws heendraaien, negatief nieuws niet negeren. Ik ga uit het worst-case scenario en hoop op een positievere uitkomst. Voor mij persoonlijk werkt dit(in het leven en als belegger).
Detailhandelsverkopen eurozone verder gestegen Beeld: EC (ABM FN-Dow Jones) De detailhandelsverkopen in de eurozone zijn in maart veel harder gestegen dan verwacht . Dit meldde Eurostat, het statistiekbureau van de Europese Unie donderdagochtend. Op maandbasis was sprake van een stijging met 2,7 procent. Vooraf geraadpleegde economen voorspelden dat de detailhandelsverkopen met 1,6 procent zouden toenemen. In februari stegen de verkopen nog met 4,2 procent.Op jaarbasis liepen de detailhandelsverkopen in de eurozone in maart met 12,0 procent op.
Ik ben afgelopen maandag in een van die flagship malls in Londen geweest en heb het minder dan een uur vol gehouden. Ok, het was een nationale vrije dag hier, maar met al die voorzorgsmaatregelen, lange rijen voor veel winkels en gesloten foodcourts ga je er ook niet voor je lol heen momenteel. Het wachten is op de volgende stap. Overigens viel het met de leegstand heel erg mee en wat er leeg stond was heel netjes weg gewerkt. En ook zijn me geen plakkaten met "opheffingsuitverkoop" opgevallen.
Is het een foutje bij IEX, of waar is unibail heen? Ik heb het forum niet meer gevolgd, enkel de koers. Wellicht mis ik iets? Ik mis nog enkele fondsen in de AEX. Iemand enig idee? - ING, Unibail, AMSL
'Inhaalgedrag': duidelijke piek in winkelbezoek nos.nl/artikel/2379602-inhaalgedrag-d... Nederland heeft de afgelopen dagen massaal de kans gegrepen om te winkelen. Klanten stromen toe nu de strengste coronaregels zijn versoepeld, blijkt uit data van het Nederlands Verplaatsingspanel. De piek van de afgelopen week was ongeëvenaard in de coronaperiode. "Het is inhaalgedrag", zegt Peter van der Mede, die voor onderzoeksbureau DAT.Mobility de gegevens analyseert. "Mensen wilden weer écht even winkelen. Het effect is onmiddellijk terug te zien in de cijfers." Uit de data blijkt ook dat het andere corona-uitje bij uitstek, een blokje omlopen, de afgelopen week juist even minder populair werd. De dip verloopt omgekeerd evenredig aan de piek in winkelen. Eerder was al duidelijk dat er de afgelopen dagen veel meer gepind werd: in kledingwinkels verdubbelden pinuitgaven bijna, vrijetijdswinkels zagen een toename van 48 procent en bouwmarkten, tuincentra en woonwinkels zagen een derde meer pinuitgaven. Van der Mede kan nog niet zeggen of de trend zal aanhouden. "Daar zijn de winkels nog te kort voor open. Je ziet de piek ook weer afnemen op zondag en maandag, als er minder winkels open zijn. Voor de langere termijn hebben we meer nodig dan week." ....

Ja. Wat opvalt is de enorm hoge bezettingsgraad en dat nieuwe huurders hogere huren betalen. (Ik heb ze ook beide).

Rent collection(3) Over the first quarter of 2021, the Group invoiced rents and service charges for a total of €334 million. As of April 30, the rent collection rate stood at 65% and is expected to increase further. In France, the government announced a specific support program to help retailers pay their rent and charges for the closure period. This program, which is currently being reviewed by the EU Commission, should be implemented during the second half of the year.

Gross Rental Income Gross Rental Income (“GRI”) includes the rent discounts expected to be given, increased vacancy impact, and lower variable revenues as a result of the ongoing COVID-19 restrictions, while doubtful debtor provisions are part of the property operating expenses.The proportionate GRI of the Shopping Centre division amounted to €472.8 Mn for Q1-2021, a decrease of -30.4% . The GRI in the Nordics, Spain and the US, reached -14.5%, -20.4% and -20.9% , respectively, as shopping centres in those regions were mostly able to trade through the first quarter, albeit with capacity and/or F&B and Entertainment restrictions remaining in place. Spain was positively impacted by the delivery of the Fashion Pavilion and Dining Experience in La Maquinista. Zeg je nu dat URW conservatiever boekhoudt dan Klep? De verliezen gelijk direct tot uitdrukking brengt waar ze binnen komen? Begrijp ik dat goed?
