Positie weer uitgebreid, ik was helaas iets te laat om dat op 64.x te doen dus op 65.38 uitgebreid. Een koopje, zolang de winkelcentra nog dicht zijn moet ik het maar met dit soort koopjes doen.

De waarde van dat soort loacties (zowat de helft van de Westfield locaties in de VS) is misschien wel blijvend met 60%-80% afgewaardeerd, omdat dat bezit in het meest negatieve scenario nog minder waard is dan de kale grondwaarde (omdat de sloopkosten er ook nog af moeten). Als blijkt dat MOTM de komende jaren gaat mislukken, dan kan dat een afschrijving ven enkele honderden miljoenen opleveren. Kortom: misschien zijn (al te) optimistische wensdromen wel van enig psychologisch nut als tegenwicht voor het geroep om "€18!€18!€18!€18!€18!€18!" (al hoor dat geroep de laatste tijd niet zo vaak meer en is dat geluid verruild voor dystopische doemprofeten die geloven dat AI en robots ons weldra thuis gevangen houden en we alleen nog in leven blijven dankzij pakketjes via de brievenbus). Maar we moeten oppassen dat we ons zelf in dat nobele streven geen zand in de ogen strooien. De wereld vergaat (voor URW) versus ongebreideld optimisme: De waarheid zal wel ergens in het midden liggen.

Ik ben huiverig want kunnen de huurders wel de huur betalen??? Ook is Unibail niet echt positief na afwijzen Emissie. Succes

Nee hoor. Ik ook niet. Ik heb een paar dagen geleden, toen de koers 68 was put 70 geschreven voor juni 2022. Ik kreeg er 14,50 voor. Ik zit er niet mee dat die koers zo wild heen en weer gaat. Zonder die volatiliteit was die premie niet zo hoog. Voor mij is het nog steeds een no-brainer. We zitten nu ergens rond 50% van de NAV. Over een aantal maanden is iedereen gevaccineerd. Ja. Ook hier in NL. Dan gaat de koers omhoog. We hebben nu ook kundig en financieel diep betrokken management. Wat wil je nog meer? Overigens ben ik net een erg interessante podcast aan het luisten van BNR over Amerika. Daarin wordt verteld dat Biden officieel de belofte heeft gemaakt dat iedereen die dat wil in mei zijn eerste prik heeft gehad en dat per 4th of July iedereen volledig is gevaccineerd. Volgens de deskundigen is dit zeer ambitieus maar haalbaar als alles op alles wordt gezet. Dit is Amerika op zijn best: een aansprekend, ambitieus en positief verhaal (heel toepasselijk om Independence Day uit te kiezen). En ik verwijs naar mijn eerdere post waarom we met recht Het oude continent worden genoemd. Wij hier in NL moeten het met dat lachebekkie Van een Van Dissel doen.

Mee eens. Nu kom ik voor de afwisseling eens met een bierviltje :) Unibail keerde vroeger 10,80 dividend uit, zeg maar 90% van de winst. De winst was dan ca. 12 euro per aandeel. Dat niveau zullen ze niet meer halen, want ze gaan heel wat in de verkoop doen. Daarnaast gaat de huur denk ik wel iets omlaag. Daar staat tegenover dat ze meer inkomsten uit beheer zullen krijgen, als ze tenminste gaan verkopen / in JV zitten met institutionele beleggers (wat ik denk en ook hoop). Stel ze halen uiteindelijk in de nieuwe afgeslankte vorm nog 70% van hun oude winst, dat zou dan 8,40 per aandeel zijn. SPG heeft volgens Yahoo Finance nu een k/w verhouding van 30 (!). Ik denk dat dit soort niveaus voor URW voorlopig onhaalbaar zijn, maar de helft zouden ze toch moeten kunnen halen. Nou, dat geeft een koersdoel van 126 euro. Ik zou niet weten waarom we dat niet binnen twee jaar op het boord zou staan.

Het zou onder meer gaan om doses die zijn geproduceerd in Leiden, bericht de Italiaanse krant La Stampa. De Italiaanse autoriteiten zijn volgens de krant gestuit op de voorraad in de fabriek in Anagni na een melding van de Europese Commissie. Die presenteert woensdag plannen om de export van coronavaccins aan banden te kunnen leggen als farmaceuten niet op tijd leveren. Het bestaan van een megavoorraad in een Italiaanse fabriek ligt in dat licht extra gevoelig, omdat AstraZeneca in de EU minder levert dan was afgesproken. In de fabriek van Catalent Inc. worden vaccins in flesjes gedaan. De commissie, de eigenaar van de fabriek en de Italiaanse autoriteiten hebben het bericht in La Stampa nog niet bevestigd. Als het inderdaad blijkt te gaan om bijna 30 miljoen vaccins, is dat een groter aantal dan AstraZeneca tot dusver heeft geleverd aan de EU. BEKIJK OOK: Janssen levert in april bijna 170.000 vaccins, maar één prik nodig De uitvoer van coronavaccins kan ook nu al worden tegengehouden als de fabrikant de EU nog vaccins schuldig is. Italië blokkeerde enkele weken de export van AstraZeneca-vaccins naar Australië. Het ging toen om een veel kleinere lading van ongeveer 250.000 doses. De grote voorraad die nu is aangetroffen, is volgens La Stampa nodig in het Verenigd Koninkrijk om te kunnen garanderen dat miljoenen Britten ook een tweede dosis van het vaccin kunnen krijgen. De Britten zijn in Europa koplopers op vaccinatiegebied. Meer dan 28 miljoen mensen hebben er volgens lokale media al een eerste dosis van een coronavaccin gehad.
Mall of the Netherlands is zeer druk bezocht de afgelopen dagen, zo blijkt wel weer dat winkelen op locatie nog steeds super gewild is. In ramp jaar 2020 heeft URW nog steeds ruim 1 miljard euro winst geboekt, dus in de komende jaren zal er een mooie stijgende lijn te zien zijn. Dividend komt zeker terug in 2022. Het geld klotst tegen de plinten bij URW, en uiteindelijk moet het een bestemming vinden. Hopelijk met share buybacks of verlaging van de schuld, maar ook dividend uitkeren zou heel mooi zijn. Ik zie dit aandeel over 5 jaar weer op de 250 staan.

HERSZENHORN AND HANS VON DER BURCHARD March 24, 2021 11:39 am The European Commission is proposing controversial new rules that would let the EU slash vaccine exports for six weeks to places like the U.K. and U.S. — countries that are either receiving EU-made vaccines but not sending other shots back, or that have vaccinated more of their population than the EU. The drastic proposal is set to be unveiled Wednesday, ahead of a virtual summit of EU leaders on Thursday and Friday. It comes amid mounting frustration in the EU about the bloc's sluggish vaccine rollout, as well as vaccine delivery delays from pharmaceutical companies like AstraZeneca and Johnson & Johnson. However, the draft legislation — obtained by POLITICO — presents huge risks for the EU's reputation as a free-trade proponent and champion of sharing vaccine doses worldwide. EU countries still need to approve the rules before they take effect, though. Since European Commission President Ursula von der Leyen first floated the possibility of blocking vaccine exports, she has faced criticism from some EU diplomats and MEPs, who blasted the idea as "ill-conceived" and warned it could ignite a trade war. And the threat has already sparked considerable anger in Britain, which likely stands to lose the most if the EU follows through. The draft legislation directs EU countries to consider several factors when deciding whether to block vaccine exports, including what vaccine-related products the recipient is sending to the EU and whether exporting those doses would hamper the company's ability to fulfill its contract with the EU. "Export authorizations are to be refused by the Member States where the exports concerned pose a threat to the execution of the Advanced Purchase Agreements (APAs) between the Union and vaccine manufacturers in view of their volume or other relevant circumstances, such as the volume of vaccines delivered to the Union at the time of the request," the draft text reads.It says that EU countries should only allow vaccine exports that "do not otherwise pose a threat to the security of supply" of vaccines in the bloc. While legislation tells EU countries to consider these details when deciding whether to propose an export ban, it's up to the Commission whether to impose the ban. "Ultimately, the decisions will remain discretionary," said a senior EU official. Under the draft rules, a key criterion for blocking vaccine exports is "whether the country of destination of the export restricts its own exports [of vaccines to the EU] ... or of the raw materials from which they are made, either by law or by any other means." The clause seems to specifically target the United Kingdom. The EU argues that while the country doesn't have an official vaccine export ban, it has a de facto ban through arrangements with AstraZeneca that require the company to supply British markets first. The United States, meanwhile, has a more direct legal framework in place that prevents the exports of certain vaccines to the EU. The U.S., however, does supply Europe with vaccine components. Controversially, the Commission's draft legislation says the EU may also block exports to countries that do not produce vaccines themselves, "but which have a higher vaccination rate than the Union or where the current epidemiological situation is less serious than in the Union." "Member states should refuse export authorizations accordingly," the text reads, adding that "this regulation should enter into force immediately ... [and] apply for six weeks." The proposal arrives just as the Italian newspaper La Stampa reported on Wednesday that authorities had discovered 29 million doses of Oxford/AstraZeneca vaccine stockpiled at a manufacturing site in the country. According to the newspaper, the doses likely come from AstraZeneca's Halix plant in the Netherlands, which hasn't yet been approved for EU production. Belgian MEP Kathleen van Brempt, the trade coordinator for the Socialist & Democrats group, called on EU leaders not to accept the Commission proposal. "The EU sources 70 percent of its vaccine ingredients from other vaccine-producing countries," van Brempt said. "Pfizer/BioNTech depends on U.K. supplies to be able to manufacture in the EU. Have we really thought this trade war through?" An EU diplomat called the draft regulation “ill-conceived” and “pugnacious” and said it would not solve the immediate problem by providing a quick increase in doses available for EU citizens and residents. A non-EU diplomat whose country could be affected by the new rules said that while the proposal was worrying, the real problem was still the refusal of the U.S. and U.K. — two of the wealthiest dose-manufacturing nations — to supply other countries worldwide with vaccines. “We really need the U.K. and the U.S. at the table,” the diplomat said.
Bij deze daling alleen mijn geschreven calls verkocht en vervolgens stil blijven zitten. Weer aardig verloren op die posities maar verwacht op heel korte termijn weer sectordraaiing en positief corona nieuws...

Kun je uitleggen hoe je kunt verliezen op geschreven calls als de aandelen dalen?
Dat had weer een mooi ritje kunnen zijn voor wie niet sliep vanochtend
Of zoals QueSera al een order op 65 had klaar staan.
In de euforie van vandaag laat ik URW nog effe terugstijgen naar ca 75 Euro in de komende week. Als dan over 1 week de corona-regels niet flink versoepeld zijn, koop ik mogelijk een hele trits puts DEC op URW met uitoefenprijs 100 Euro . Ik heb nu nog niks in URW , maar mijn puts die ik graag wil tegen een zacht prijsje komen sinds vandaag weer wat dichterbij !
Verder denk ik gezien alle coronaperikelen dat URW met flinke huurdalingen zal moeten komen voor hun objecten, anders gruwelijk veel leegstand. Consumenten hebben wel geld bespaard in coronatijd maar vergeet niet dat hun woongenot , vaste lasten , belastingen, hypotheekschulden al met al steeds duurder en duurder gaan worden. De Euro en ook de Dollar worden steeds minder en minder waard met al dat bijgedruk van FED en ECB. Dus straks veel hogere rentes op schulden en toenemende inflatie ! Het is simpel zat , nl waar veel van in omloop komt (Euro/Dollar) wordt logischerwijs uiteindelijk stukken minder waard. Dan zie ik mijn huis van 350000 euro binnen de kortste keren 750000 euro waard worden, immers bouwkosten cq materialen en grondstoffen worden dan ook steeds duurder .
Tja bij winkels zie je het omgekeerde , daar dalen juist de waardes en ook de huren ! Indien niet , dan geven steeds meer grote ondernemers die huren , de pijp aan maarten ! Simpel zat . Ondernemers die nauwelijks tot niks kunnen verdienen voor lange tijd laten zich niet tot hun nek in de schulden komen, zeker niet bij dreigende rentestigingen opm schulden t.g.v ietwat te veel inflatie.
