Twee opmerkingen ten aanzien van deze heropleving van de obligatiefinancieringsdiscussie: 1. De aankondiging van het beschikbaar zijn van het Vaccin in Q1 2021 (en dat het bovendien zeer effectief is) gaat de druk wat van de hypotheek-financieringsmarkt halen waardoor de nog steeds verhoogde "liquidity cotst" omlaag gaan. Een eventuele sectoropslag voor retailvastgoed gaat dan ook langzaamaan verdwijnen en het allerbelangrijkste is dat het loket bij hypotheekbanken weer open zal zijn. Voor een Euriborlening met 10 jaars renteswap ga je dan een rente betalen van -0,20% (10YEUR IRS) + 0,20% Liquidity costs + 1,50% a 1,80% Marge All In = 1,50% a 1,80% rente op een hypotheeklening met rentezekerheid voor 10 jaar. Ga dus niet de actuele gemiddelde rente van 1,90% vergelijken met de rente op die KLEP obligatie, dan maak je niet de juiste vergelijking. Er zal evenwel altijd een bepaald rentevoordeel zijn als je werkt met obligaties in plaats van met hypotheken maar we hebben ondertussen ook gezien wat de risico's van zo'n financieringsstructuur zijn. Als er niet ingegrepen was bij URW, dan was nu het aandeel totaal verwaterd geweest en daarbij heeft de rating en de financieringsstructuur een belangrijke rol bij gespeeld. 2. De belangrijkste parameter voor het bepalen van je resultaat is niet de hoogte van je jaarlijkse rentelasten. Veruit de belangrijkste parameter is je huurstroom en die hangt af van de kwaliteit van je objecten en de omvang van je leegstand. Neemt je leegstand met een paar procent toe, dan doet het meteen aan alle kanten pijn (inkomsten omlaag, non recoverable costs omhoog, lagere waardering). Idem dito voor huurprijsverlagingen. In een tijd waarin we ultra lage rentelasten hebben (0,8% of 1,8%, het is allemaal extreem laag) moet je oppassen dat je niet overfocust op die rentelasten en allengs vergeet naar de belangrijkste parameter (huurinkomsten) te kijken en de factoren die deze in de toekomst bepalen.
Een deel winstnemen en omzetten naar Wereldhave dat lijkt achter te blijven nog....is dat een idee ? Ik heb hetzelfde gedaan van URW naar WHA deze ochtend.

Was Kleppiere's latest bond issue successful? It was - seriously impressive. Shareholders at ECP can see it too, so it should be clear that ECP management should work hard on reducing their cost of servicing debt as market conditions show that it is possible to do.
Keep on dreaming - this is all wishful thinking. As I said: you are denying the latest press report. There is no new information in the bond issue you are referring to: such bond issues have been done in the past as well. Nevertheless, ECP clearly said that no bond issue / rating is to be expected as ECP does NOT want to WORRY "about volatile bond markets or the effect rating agencies can have on interest rates or liquidity requirements". That is crystal clear!

Ik heb het nog niet gedaan. Toen PostNL van 1 euro gestegen was naar boven de 2 euro heb ik dat ook periodiek gedaan. Maar PostNL steeg wel door naar ruim 3 euro ... Dus ik had wat te vroeg gewerkt aan het rebalancen van de portefeuille. Ik wacht nog even. Volgende week meer details omtrent het vaccin. Ik ben benieuwd naar de posities van de shorters. Als die posities afnemen, dan hoeven we alleen nog maar even te wachten ... Ik voorzie nog wel wat dagen in 't vat zoals gisteren en vandaag.
Blijkt dat 10% risico is van het vaccin, dan dalen we weer. Deze mooie winst hebben we dan maar en is zeer terecht. We zien het idd wel. Carpe diem

I don't know what is your problem, but I will stop here. There is also no information that there won't be a bond issue in the future as well... when you run a company like ECP you have to be openminded, circumstances can quickly change and you shouldn't be sleeping - Kleppiere's most recent successful bond issue should be a food for thought for the management. That's it. I also suggest that we change ex CEOs text slightly, in the press release, to make it crystal clear, as follows: "All our debt is, AND ALWAYS WILL BE, in the form of straightforward individual mortgage loans with a wide range of banks with whom we have established long-term relationships so (remove: 'we do not have to worry' and replace it with: 'WE WILL ALWAYS USE THEM AND THERFORE WILL NEVER NEED TO WORRY' about volatile bond markets or the effect rating agencies can have on interest rates or liquidity requirements."

Lees mijn post van een paar uur terug. Stop met overfocussen op de financieringsstructuur. Die extra rentekosten zijn verwaarloosbaar op het totaal. Het risico van hypotheekfinancieringen daarentegen is kleiner. Niemand wil nog die obligatie-leningen, we hebben gezien wat voor drama het kan veroorzaken bij onkundige managers.
Morgen een nieuwe top? Vraag is wat dan... zoveel achterblijvers. Als WHA 60% is van ECP ga ik debken aan een wissel.

Ik heb eerlijk gezegd goede ervaring met mijn strategie, stijgt hij door, prima ik heb nog 90% van mijn positie, mocht hij toch dalen dan koop ik weer wat terug. Goed voorbeeld is Sif, ik zit daar in sinds de introductie, heb op de weg omhoog steeds een plukkie verkocht om mijn positie te herbalanceren. Op de weg omlaag om dezelfde reden steeds een plukkie teruggekocht. Staat nu zo'n beetje op de introductiekoers maar ik heb er wel aardig aan verdiend. Maar een ieder zijn/haar strategie.

Morgen is de snoepwinkel ook weer open en gaat er weer iets anders omhoog met 40%. Of omlaag. of 3) na reflectie kom je tot de conclusie dat het beleggingsresultaat volledig gedreven is door superieur inzicht. Je overtuigt je bank voor 1m extra financiering - en je gaat morgen helemaal los aan de koop kant. of 4) je vraagt je af wat nou het nieuws was dat we gemist hebben bij ECP wat de reden was dat het sterker steeg dan KLEP (die een fenomenale lening uit de markt trok) of URW (geen emissie)
De koers van ECP gaat rustig doorstijgen,net zoals de andere "oude" aandelen,daar is geen nieuws voor nodig.
@NL value, jij gaf als ik het goed heb een tijdje geleden aan hogere verwachtingen te hebben qua koersontwikkeling/belegging van WHA t.o.v. ECP. Verschuif jij - gezien de sterkere stijging van ECP - nu meer middelen naar WHA?

Verstandig. Ik heb te snel een deel van de winst geïncasseerd. Weloverwogen een beslissing genomen dus nu ook niet zeuren. Toch een leermomentje? Let your profit run.
Klepiérre trok een mooie lening uit de markt. Heel mooi. Tegelijkertijd gaat het met name om het bredere retail vastgoed sentiment. En daarmee is dat niet alleen goed nieuws voor KLEP, maar ook voor ECP. Het is niet zo relevant dat die anders financiert. Het gaat om vertrouwen. Blijkbaar is er nog steeds heel veel vertrouwen in de goedlopende centra. Overigens - wat ik me nu wel meer realiseer - het vaccin van Pfizer moet vervoerd worden bij minus 70 tot 80 graden. Ofwel: dat is een logistiek drama. Je kan hoogstens proberen bij de risicogroepen, verzorgingshuizen, om daar het vaccin toe te dienen. De hele bevolking is erg lastig. Kortom, er is wel degelijk een forse domper mogelijkheid. Voordeel is wel dat de rest nu ook gedreven is om snel resultaten te publiceren (maar dat mag niet zomaar) én de verwachting is nu dat die ook beter dan verwachte resultaten presenteren (omdat vele vaccins op een vergelijkbare manier het vaccin geproduceerd hebben). Ik ga vanavond eens overdenken, maar mogelijk dat ik hjs64 zijn strategie toch opvolg. In twee weken nu 75k virtueel mogen bijschrijven. Dat is voor iemand van nog geen 30 best wat geld ;-)
