Een ding is me wel duidelijk, de problemen zitten in de UK en de US en dan met name in de US regionals, waarbij de US taxateurs dit jaar louter hebben afgewaardeerd op basis van verwachte gedaalde huren, i.e. de niy staat nog op 4% in de US. Er komt dus zeker nog een rondje afwaarderingen vanuit de US in de rest van 2021.
Haal dat “met name in de regionals” maar gewoon uit je stelling wat mij betreft. De Westfieldovername was de blamage van de eeuw. Hoe het beste vastgoedfonds van Europa tot een middelmatige wereldwijde Vastgoedspeler werd. Voor veel te veel geld een portefeuille kopen met oversized Malls in UK en VS, de twee landen waar het overaanbod van winkelmeters het grootst is. En dan nu met Corona ook nog eens de pech dat zowel de congrescentra in Parijs als de airportcentra In de VS het allerzwaarst getroffen zijn en thans nog steeds ver achterlopen qua herstel. Maar ergens ligt natuurlijk wel de bodem en een herstel gaat m.i. zeker een keer intreden. Tenzij corona blijvend roet in het eten gooit, maar dat verwacht ik zelf niet echt. Wat ik jammer vind is dat KLEP en URW beiden nog niets gezegd hebben over toekomstige dividenduitkeringen terwijl je daarover best wel iets zou kunnen zeggen onder de voorwaarde dat er geen nieuwe lock downs meer komen.

Als er iemand al kan beschikken over opinies van zakenbanken etc. naar aanleiding van de cijfers dan zou het mooi zijn om deze hier te plaatsen (of als dat niet mag de conclusies met ons te delen)!
Er zijn twee potentiële risico's, namelijk dat er onder druk van de banken een verwatering van het aandelenkapitaal plaatsvindt, en dat de huren structureel onder druk blijven staan. Het hoge opwaartse potentieel weegt echter ruimschoots op tegen deze risico's. Dit is voor ons reden om het advies te handhaven op Strong Buy. Hoe kan je in godsnaam een advies schrijven als je zelf long zit in een fonds, totaal ongeloofwaardig.
Nou deze Niels Koerts is anders toch al sinds 2019 beleggingsanalist bij IEX, dus ik zou zijn geloofwaardigheid niet ter discussie willen stellen! ;-) Maar even serieus, als jij enige kennis van zaken hebt, en zodanig dat je besluit om een positie in te nemen, en vervolgens deel je jouw kennis EN je zegt daarbij ook dat je een positie hebt... dan ben je toch juist eerlijk? Eerlijkheid komt de geloofwaardigheid nog altijd ten goede wat mij betreft.
Zou er een analist bestaan zonder aandelen? En hoe geloofwaardig zou dat dan zijn?

Daarom meldt hij toch ook zijn positie!
Maar even voor de duidelijkheid, ik vind “strong buy” ook iets te gortig. Maar dat kan ik dan inderdaad wel plaatsen nu ik weet dat hij een long positie heeft. Dat neemt niet weg dat ik zijn argumenten wel lees en serieus neem. Ik kom dan zelf niet meteen op een “strong buy” uit.

Hier wat Kempen er van vindt: Key points: • Rent collection: URW reported 94% rent collection for Q1 and 38% for 2Q (20H1 average at 67%, Klépierre: ). The remainder for Q2 is: 3% relief, 20% deferred and 39% still to be collected. July/Q3 collection rate was at 50% end of July (47% in Europe vs 56% in the US, showing more aggressive rent collection and some calling in of guarantees). Klépierre reported collection at 40% for 2Q, Mercialys reports rent collection at 46% for Q 2 and 63% for 3Q. Wereldhave reported NL rent collection for 2Q at 72%, Belgium at 60% and in France at 34%. • Cash recovery & negotiations: URW states its currently at c25% of negotiations with tenants it needs to work through, starting only in earnest in June when lockdowns were just lifted. URW stresses not to want to move to turnover based rents if it can avoid it. URW hopes to finalise the majority of discussions end Q3, with the remainder leading to spill over into 4Q, and/or legal proceedings. Rent write downs (doubtful debt) amount to c6% of the rent roll vs Klépierre at 2%, which likely corresponds to the higher exposure to UK & US. Straight-lined impact on GRI was just €16m (on €32m rent relief). FFO/sh (AREPS) is down 30% and is likely mostly ‘non-cash’ for well over half. The expectation of the company remains most unpaid rents will be accounted for after finalising agreements. The range for rents to remain unpaid indefinitely at year end remains wide and could be 10-25% still in our view (which would still be a decent result in our view). URW mentions that 64% of amounts due but not paid are covered by bank guarantees, and we feel URW will start playing more hardball in negotiations with well capitalised tenants holding out for deals. • MGR uplift: URW still reports +3.5% MGR uplift in Europe on 350 leases signed in H1. The rental volume affected was €50m, or c2% of the rent roll. MGR uplift in the US was -8.1%, rental spreads were -1.2% on c300 leases on c1% of total rents. • Guidance: URW does not reinstate guidance like other mall landlords, which given the amount of outstanding negotiation work seems sensible. • NAV growth -15%: Asset valuations came at -5.2% for retail resulting in 8bps of net yield expansion (while +70bps in the UK, (-14% LFL value), -10bps in Nordics (-4%), about 10bps in France (-4%) and US -5% negative revaluation for H1. Klépierre reported -3% in France and overall, MERY: -3.1%, WHA: -6%. For URW this led to an EPRA NAV decline of 15% YoY to €183/sh (Kempen estimate). The EPRA NIY now stands at 4.2% • Footfall recovery: Footfall in Europe was down 40% in H1, vs Klépierre down -25% in 2Q (Kempen estimate), MERY down -27% and Wereldhave in France at -37% vs -14% in NL and BE. • Vacancies: in continental Europe vacancy was 3.9% from 2.5%, UK 8.6% from 7.7% and in the US vacancy was 10% from 9%. Overall a 6.8% from 5.4%. This compares against Klépierre at 3.8% (+80bps) Mercialys is at 3.4% and WHA at 6.2%. We believe the impact of covid will increasingly visible in 202H/21H1 vacancy rates • Leverage and capital position: Reported LTV came in at 45% (proportionate, ex transfer tax) and while screening fairly high, no immediate actions are expected other than contined attempts to continue diposals. Including the €2bn hybrid, the LTV comes close to 49% and further adjustments on Net Debt and asset values would make the ‘equity holders’ LTV’ go over 50%, in our view. The cost of debt is now at 1.7% from 1.6%, likely affected somewhat by the cash stockpiling during 1H, since repaid. The CEO comments that all delevering options are on the table, while disposals remain the first option for the time being. • Capex: the development pipe is scaled back further by €2bn now at €6bn from €10bn with committed projects of €3.6bn of which €1.6bn cash out remains. • Admin cost: as URW stopped capitalising letting fees, corporate costs expensed actually went up (+€30m. Admin came in at €113m vs €85m reported last year, or stable when accounting for letting fees last year as well (€113m vs €117m last year). URW still guides for cost savings of c€40m in total in 2020. • Valuation: URW trades at a 38% discount to 2-year forward NAV (spot at 73% discount, retail peers at -59%,) and an implied yield of 5.9% (retail mall peers at 6.3%). Koersdoel was eerder ook al 50 e dus niets veranderd.
Discount to spot 73%. Peers -59%. Dus potentie richting peers moet je van 27 naar 41, pakweg 50% hoger in de koers om peersgroep gemiddeld te komen. Duidelijk dat URW met het niet invoeren van de shortban in Nederland de shorters op het dak heeft gekregen. Gekeken naar de meest recente updates, ontwikkelingen en cijfers zijn deze inderdaad gewoon een strong buy tov de koers, omdat de koers zo laag is, niet omdat de prestaties zo goed zijn, maar wat wil je als je malls in Frankrijk pas eind Q2 weer open gingen en de strenge regels in de UK. Relatief prima prestaties. Maar als je dan dus kijkt naar de koers en je kijkt naar veel andere hard geraakte aandelen dan staat URW gewoon echt laag, maar dat wil tegenwoordig niet meer zeggen dat het omhoog gaat. Maar URW blijft gewoon doen wat ze doen en nu meer winkels weer open zijn zal het betalen van huur ook weer makkelijker worden en komt er dus meer binnen. Zelfs met zeer beperkte verwachtingen voor H2 kom ik dan rekening houdend met alles nog boven de 100 uit. Hoe kun je dat dan geen strong buy noemen, maja.

Op aangepaste basis bedroeg de terugkerende winst in de eerste jaarhelft 4,65 euro per aandeel, tegenover 6,45 euro per aandeel vorig jaar in dezelfde periode. De resultaten lagen lager dan voorzien, aldus de analisten. En dat terwijl de grootste uitdagingen nog moeten komen, waarschuwde de bank. Een flink deel, circa 44 procent, van de huur zal de komende tijd heronderhandeld moeten worden. En dat is geen gunstige timing voor Unibail. Bank of America rekent voor 2020 niet op enige dividenduitkering. De Amerikaanse bank handhaafde het Underperform advies op Unibail.

Het halfjaarrapport is 100 pagina’s dik met een eindeloze hoeveelheid voetnoten waarin belangrijke details worden verstopt. Ik moet het nog in detail doornemen - ik heb er schuin doorheengekeken - en mijn voorlopige conclusie is dat je op basis van dit rapport nog niet kunt bepalen hoe je de lijn moet doortrekken naar 2021. Het rapport is namelijk een mengelmoes van (i) tijdelijke huurkortingen, (ii) definitieve huurkortingen, (iii) waarschijnlijk oninbare huren, (iv) gemiste omzethuren, (v) gemiste service inkomsten en (vi) gemiste parkeergelden en inkomsten uit commerciële partnerships.
URW zit nog middenin een huuronderhandelingen met 100 huurders, waarbij - als ik het goed onthouden heb - 335 winkelunits getroffen zijn door faillissement, surseance, oid. Dit aantal zal nog verder oplopen in H2.
Maar dit kan allemaal geen verrassing zijn. Wat bedoel je met verstopt? Unilever heeft in een jaarverslag van 200 blz ook negatieve onderwerpen omtrent mogelijke afschrijvingen van divisies zitten die niet worden besproken.
Je hebt (deels) gelijk Romeo, tenzij corona langer onder ons is en voor nieuwe lock downs zorgt. Maar er is bij URW wel degelijk extra reden tot zorgen. En dat is de leegstand. Die wordt nu echt te hoog, met name in de VS en UK maar Europa wordt nu heel langzaam ook spannend. Als de leegstand in een winkelcentrum > 10% is dan heb je echte grote structurele problemen. Dan kom je in een negatieve spiraal terecht die je alleen nog kunt keren door rigoreus in de huren te snijden. Van alle huurders uiteraard. En dat heeft URW denk ik nog niet willen doen omdat dan helemaal duidelijk wordt dat voor de Westfieldcentra niet 15% te veel betaald is, maar 50% te veel. Kortom, URW staat op een kantelpunt en loopt bij een hoop winkelcentra achter de feiten aan. En dat moet 1 directie vanuit Parijs dan allemaal in goede banen gaan leiden... dat wordt gewoon nog heel spannend!
En met man en macht wordt de koers hard naar beneden gedrukt, tot deze straks omhoog kruipt
Word even flink aan de boom geschud. De bange belegger eruit.
